Home buying has slowed nationwide in 2025, and several factors are driving the change:

The median U.S. home price in June 2025 was $435,300—near record highs despite fewer sales. Pending home sales are down 0.8% month-over-month and 2.8% year-over-year, signaling a slower pace of activity.
Although Congress is working on the bipartisan ROAD to Housing Act to address supply and zoning challenges, housing reform takes time. Economists also point out that interest rates alone won’t fix the problem; limited housing stock, inflation, and stagnant wages remain significant barriers.
Younger buyers—particularly millennials and Gen Z—are waiting longer to buy due to affordability pressures. Meanwhile, small investors, who often purchase with cash, now account for roughly 30% of single-family purchases, making it harder for traditional buyers to compete.
California is experiencing an even sharper slowdown. High insurance costs, strict zoning rules, and property tax laws that discourage homeowners from moving have all contributed to a “frozen” market.
In major metro areas like San Francisco and San Diego, new listings have dropped more than 17%. While Tehachapi isn’t facing coastal-level prices, it is feeling the same slowdown in transaction volume and buyer demand.

In Bear Valley Springs, sales dropped from 142 homes in 2021 to just 58 so far in 2025, and the average time on market rose from 41 to 89 days.
Golden Hills and Stallion Springs show similar trends: steady prices but slower movement and longer listing times.
One positive sign for buyers is that roughly 58% of homes sold in July 2025 closed below asking price, creating new negotiation opportunities.
